Fees for private money vary by deal. The fee for EMD and Transactional Funding is $1000 or 1.5% of the end buyer’s purchase price (whichever is greater). There is also a TC fee of $495 on every transaction. This covers the use of our Transaction Coordinator to help ensure your deal goes as smooth as possible all the way through close of escrow.

No, we ONLY accept applications once you are under contract. The contract MUST be in your name or your entity name.

Approval can happen in as little as 1 hour and funding is generally same day/next day depending on wire cutoff time.

We get it… not every deal closes. With EMD and transactional funding, our lenders charge a 2% fee (2% of the amount loaned) for any deal that does not close. This ensures we only pass on high quality deals to our lenders and keeps everyone honest. Our private money lenders may or may not charge upfront fees depending on the deal.

Your information and identification, Complete property information, Escrow Agent or Closing Attorney’s information, and a copy of the fully executed purchase agreement.
